New agreement between the AVVA and the owners of vacation homes in Malaga
The regulations of vacation homes in the different communities, provinces and cities of Spain, have been one of the most famous news in recent months, this is due to the fact that the government, in order to regularize all homes intended for tourist use, and prevent the continuation of activities outside the legal framework, has published and launched several regulations and agreements.
For its part, the Association of Tourist Homes of Andalusia (AVVA) and the Association of Property Administrators of Malaga and Melilla have recently launched a Code of good practices for homes for tourism purposes and Property Administrators, the objective of this innovative initiative is to improve the coexistence of these accommodations in the communities of owners.
The approved code of good practices includes action commitments by the owners and managers of housing for tourism purposes and also by the property managers. The first, for example, will provide guests with information on the community rules on noise, correct use of common areas, swimming pools, terraces, bicycle parking, prohibition of the deposit of garbage at the door of the apartment or common areas.
They will also promote respect for the sleeping hours of the neighbors, with special attention to the entrances and exits of the house, informing the guests of the sleeping hours. They will report and avoid behaviors that are not very decorous or aesthetic, such as hanging clothes from the balconies or facades of buildings; they will have a 24-hour emergency phone; They will communicate to the presidents, administrators and neighbors who request the telephone number of the owner or manager of the house.
Likewise, they undertake to install a sound meter in case of repeated noise disturbances; and they will also expressly prohibit the holding of parties in the home as well as renting it for purposes such as alcohol tourism or bachelor parties.
The administrators of farms, for their part, will promote the inclusion of these norms in the internal regulations of the community; the members and owners of the communities will be informed; said owners and the administrator will provide the manager of the housing for tourist purposes with the community agreements and the rules of coexistence of the building; They will inform the managers and owners of these tourist homes of any incident that occurs.
The administrator will also attend to the incidents reported by the housing manager as soon as possible and will inform you of how the problem is being solved. It will promote good coexistence between neighbors and homes for tourism purposes. And, for example, the building manager will contact AVVA when the community has repeated problems with a home managed by a company associated with AVVA, so that the latter, as far as possible, calls the home that has caused the problems to order.
