Why these numbers are deliberately conservative.

Most upsell decks promise the moon. We sized these scenarios using attach rates and ARPU you can defend in a budget meeting — the kind a GM or revenue manager will believe before signing.

How we calculated this
  • Monthly bookings = units × 30 × occupancy ÷ avg. stay
  • Attach rate: 9–15% of bookings buy at least one upsell (industry conservative band)
  • Avg. upsell value: €38 STR / €55 hotel (early check-in, late check-out, parking, F&B, experiences)
  • Excludes seasonality peaks, direct-booking incentives and post-stay revenue — pure check-in attach only
