What Chekin automates

Everything you need to report on time in Portugal.

From collecting the guest's data to filing it automatically with SEF/AIMA via SIBA — no manual steps in between.

Online check-in built for the law

An adaptive form that captures document, full name, nationality, date of birth and length of stay — all validated before submission.

Automated SEF/AIMA reporting

The Accommodation Bulletin is filed to the SIBA portal the moment a guest completes check-in. One integration covers every property.

Legal deadline (3 days) guaranteed

Submissions are scheduled to meet the legal deadline — the first working day after arrival. You get an alert whenever something needs attention.

GDPR-compliant data handling

We collect only the legally required fields and store them encrypted. GDPR compliance by default, with no loose spreadsheets in sight.

Secure storage for 1 year

Every bulletin is kept for the year required by law, encrypted and ready for any inspection by the authorities.

Digital history for inspections

Every bulletin is stored, time-stamped and exportable. When an inspection comes, it's all one click away. E-invoicing (AT) ready when you need it.

E-invoicing

Ready for e-invoicing with the Autoridade Tributária.

In Portugal, invoicing is overseen by the Autoridade Tributária e Aduaneira (AT). E-invoicing is currently voluntary for most B2B and B2C transactions, but businesses with an annual turnover above €50,000 must use certified software in the SAF-T / ATCUD format for invoicing and reporting.

Chekin is ready to integrate with certified invoicing systems, so you stay compliant as e-invoicing becomes mandatory for more businesses.

Tourist tax

Municipal tourist tax, calculated and collected for you.

In Portugal the tourist tax is set at municipal level but stays broadly consistent across cities, and is charged for a maximum of seven nights. The amount depends on factors like the number of nights, guest age and type of accommodation.

Hosts must collect the tax during the stay, communicate it to guests in advance and keep accurate records. Chekin is fully configurable to local municipal rules and automates the calculation, collection and reporting — fewer errors, less admin.

How it works

From booking to filing, with no manual steps.

The same flow runs for every guest, always within the legal SEF/AIMA filing deadline.
1

The guest registers

The guest fills in the registration form with their info, verifies their identity, and signs before submitting.

2

We generate the bulletin

Chekin builds the digital Accommodation Bulletin from the guest's data, in the exact format the SIBA portal requires.

3

We file with SEF/AIMA

Automatic submission to SEF/AIMA through the SIBA portal, within the legal deadline — with no work from the host.

4

You see the status, not the work

Every bulletin is archived and kept for 1 year. You see the status of each filing in your dashboard, with alerts if anything needs attention.

Avoid penalties

Reporting is not optional in Portugal.

Reporting to SEF/AIMA is mandatory for every accommodation, without exception. Fines range from €100 to €40,000, with the risk of license suspension for repeat cases — on top of GDPR penalties for mishandling guest data.
